Is the developer's worktop worth keeping?

For a few years usually, then no. Builder-grade tops are specified to a handover price: thin material, minimal edge detail, and frequently unsealed. Sealing one properly buys time cheaply, and we will tell you if that is the better call for now.

Can the sink move when we replace the top?

Sometimes, but the waste and the supply are fixed in the units and often in the slab. Moving a sink more than a little is plumbing work, not stone work. We check what can actually move before you settle on a new layout.

Builder-grade has a lifespan

Developer worktops are specified to a handover price: thin material, minimal edge profile, and very often no sealing at all.

Sometimes the honest advice is to seal what you have and wait. A properly sealed builder top will serve for several more years and costs almost nothing, and we would rather say that than sell a replacement early.

When it does need replacing, the units underneath are usually sound, which makes it a clean job.

Cutouts arrive already decided

Fourways Junction and the similar schemes fix hob and sink positions at handover. Those are plumbing and electrical decisions made before the buyer existed, and the new top has to accept them.

That is usually fine. Where it constrains things is on stone with directional veining, or where a cutout sits close to an edge and leaves a weak section. We flag either at survey.

Kitchen into utility

Two Rivers area units frequently run the kitchen straight through into a utility. A joint in the middle of that route sits exactly where water is carried and spilled.

A single continuous top across both avoids it. It uses slightly more stone and it removes the junction most likely to fail, which on a wet-traffic route is worth the difference.
